Abstract

Objectives – To examine the significance and impacts of feng shui beliefs, superstition beliefs,
and relatives’ references to buying house decisions and to examine the role of ethnicity in moderating feng
shui beliefs, superstitious beliefs, and relatives’ reference towards buying house decision. The study
objective is to study and examine the significance and positive influence of feng shui beliefs, superstitious
beliefs, and relatives’ references towards buying house decision and how those influences moderated by
ethnicity in Greater Area Jakarta. This study aims also to provide insights or ground rules for business and
practice to develop a marketing strategy to suit the targeted segment of housing customers and to win the
rivalry in tight competitive property businesses.
Method – Partial Least Square (PLS) was used as the data analysing method, in which allows to further
analyses the relationship between variables and perform more accurate results compared to simple
regression analysis method. This method also found to be very helpful in examining the the role of ethnicity
in moderating feng shui beliefs, superstitious beliefs, and relatives’ references towards buying house
decision. A validity and reliability test will also be conducted through the value of AVE and Composite
Reliability.
Results –The results from this study found that the feng shui beliefs, and superstitious beliefs have positive
influence to the residential purchase decision, both for the Chinese, and non-Chinese ethnics. While the
relatives’ references have shown no influence to the purchase decision. And from the further analysis to
discover the ethnicity moderating effect using PLS-MGA of SmartPLS 3.0 software, there is a same finding
that feng shui beliefs and superstition beliefs has significant influence for the Chinese ethnic and nonChinese ethnic for residential purchase decision, while the relatives references have no significant influence
to the decision of the Chinese and non-Chinese ethnics.
Conclusion – The findings from this study have concluded that for the assessed respondents in this study –
feng shui and superstitious variables are still be important considerations when it comes to residential
purchase decision, specifically in the Jakarta greater area. Both of them influence the Chinese and nonChinese ethnics. The findings of the feng shui beliefs and the superstitious beliefs influence the purchase
decision can be treated as a guidance for property developers in greater Jakarta to reach the markets.
