GIS based Land Valuation identification using GLR PMR value

Abstract

The purpose of land valuation is to establish a market price or profit value that is essentially estimated between 2007 through 2019 by the location of any land within Madurai metropolitan area. The spatial aspects remain significant in determining land value. There are several considerations that are qualitative and quantitative for the estimation of a land that contributes for throughout the land valuation procedure in attempt to reach at periodic value determination for a property. Historically, there are several approaches employed to calculate a value of land, including the Government Land Register (GLR) and Privilege Market Rate (PMR) values on the grounds upon which land valuation has been premised. Established research methodology could include a land valuation date that is included in the proposal and developed a map layout leveraging GIS technology to extract GLR and PMR for an area. Spatial distribution maps has been designed using inverse distance weighted technique. Utilizing GLR and PMR, this was possible to conveniently define the value of the land, to locate the position of the land for both latitude as well as longitudinal destination that used Garmin GPS. Ultimately, a comparative report of land values had also been asserted between 2007 through 2019.
