Abstract

Nowadays, the Heating, Ventilation and Air Conditioning (HVAC) industry focuses on repair or replace than
maintain. Thus, maintenance management strategies are very important to avoid the component of HVAC system
breakdown frequently. HVAC components such as motor, blower and belting have high possibility to breakdown and
the cost of repairing or replacements are higher rather than maintaining it. Implementing Reliability Centred
Maintenance (RCM) towards the HVAC system components by using Failure Mode Effect and Critical Analysis
(FMECA) can improve maintenance strategies by determining priorities that need to be performed. In order to apply
FMECA, the summary maintenance for one year must be obtained to analyse the failure mode and failure effect for
each component. Then, from the analysis, Risk Priority Number (RPN) can be determined by three parameters which
is severity, occurrences and detection to know the priority and rack based on the failure of HVAC system
components. As a result, the highest ranked failure for split unit and centralize unit are damaged PC board and
broken belt respectively. Thus, proposed maintenance strategies for HVAC system component have to be done to
help maintenance department tackle the high impact of failure component before its breakdown.
